Hi all,

looking for some guidance on the right insurance and maybe the right insurance company. We are about to go live on our 1st AirBnB and want to make sure i have the right coverage. The property is a 3-unit building, currently only one unit will be going live, as we work on the other 2. i saw where AirBnB offers 1M liability through AirCover. What other insurance do i need to make sure i am properly covered?

Thanks for all the help!

You should have actual dwelling insurance to insure the property.  These policies will typically include liability as well.

Jose - one thing to be careful about is assuming AirCover replaces an actual STR insurance policy. The $1M liability protection is helpful, but it's generally best viewed as one layer of protection rather than the entire insurance strategy.

Since this is a 3-unit building with mixed occupancy during renovation/lease-up, I would strongly encourage making sure the carrier understands exactly how the property is being used:

    • owner occupied vs non-owner occupied
    • which units are STR vs long-term
    • renovation status
    • furnished occupancy
    • guest turnover

Those details matter a lot from an underwriting standpoint.

A standard landlord or dwelling policy may not automatically contemplate short-term rental activity, especially once guests begin cycling through the property regularly.

At minimum, I’d want to confirm:

    • property coverage/replacement cost
    • STR-permitted liability coverage
    • loss-of-income/business interruption coverage
    • whether guest-caused damage is covered
    • umbrella liability options
    • whether the policy specifically permits Airbnb/VRBO activity

Good on you for asking these questions before going live. A lot of operators don’t discover coverage gaps until after a claim.
