How High Rates Don't Stop Investors from Closing Deals

How High Rates Don't Stop Investors from Closing Deals

Many investors believe that interest rates are the reason why deals have ceased, but from what I've seen, that hasn't been the case.

The finance method has changed, not the opportunity.

A few investors are switching to:

Property income-based deals that are eligible

Short-term funding for value-adding

Loans are structured around the transaction rather than personal income.

Are you wondering what tactics other people here are employing to maintain deals in the current market?

100% agree about the interest rate! It's the cost of doing business, and is always going to be there if you're financing. If anything, higher interest rates may actually help investors compared to home buyers as higher interest rates reduce competition. The far greater issue I'm seeing, at least regarding affordability, is the huge rates of appreciation YoY. That's what is causing the affordability issue in my area (we're in a severe seller market). The interest rates aren't the issue. People have such a recency bias and are jaded by the 2-3% interest rates from COVID, but I seriously doubt rates will ever go that low again. With investors specifically, I've been doing a lot more DSCR deals that qualify off property, not as much on individual buyer profile.
