Momentum often comes from how efficiently capital is deployed and reused.

What strategies have helped you keep deals moving without stalling growth?

You nailed it.  The Speed of Money.  Moving your cash (eventually other people's cash) from the start through future deals, over and over again.  On the way your cash is making "friends" and growing, thus increasing your property values, equity and cash flow along the way.  The faster you do this, the faster you reach your financial goals.

Equity is cash, dead cash.  The longer it sits, the more you are losing money by the day.

Here are some of the strategies I use:

1 - Lease Options and Sandwich LO
2 - Seller financing.  This can take many forms, but it avoids dealing with traditional lenders, which gives you the ability to control the terms of the deal.
3 - Using LLC's and selling LLC's with properties as the LLC;s asset.
4 - Using a cash partner that wants to flip to buy/rehab, then exchanging that partner for a different cash parter that want to hold.  This allows me to have the best of both worlds, flip and hold.

There are more, but those are just some of the strategies I use and teach.
