Buying property from wholesaler due diligence checklist

Hi,

I am planning on buying property from wholesaler. Any due diligence checklist i need to be follow up and check. How to make sure title is clear. How to make sure no liens on property like taxes, utilities etc.  What are pros, cons, risks of purchasing single family rental home from a wholesaler? Any specific things I need to make sure before closing. Please advise
