For those who buy rentals regularly what's become your biggest bottleneck?

I've been talking with a lot of investors lately, and it's interesting how everyone's biggest challenge seems to be different.

For some, it's finding deals.

For others, it's insurance costs, construction timelines, managing contractors, refinancing, or simply finding enough time to keep growing.

If you're actively buying rentals today, what's been your biggest bottleneck this year?

Has it changed compared to a few years ago, or is it the same challenge you've always dealt with?
