Curious how other developers and investors handle this. When you're looking at a new property, what eats up the most of your time before you can make a move?

A) Digging through local zoning codes, overlays, and setback rules

B) Waiting days or weeks for city hall / planning departments to reply

C) Figuring out exact density limits and what can actually fit on the lot

D) All of the above
