Hey BP community , I just started my RE journey and put a property under contract with calculating the ARV and all good till now, my biggest struggle is finding buyers through over the area so what are the best ways to find buyers to lock in this deal, sharing you experience with me is a big help to move with that deal

Hey Mark, congrats on getting started. All the assignments contracts I've moved in Detroit- buyers came via FB. Either I was contacted by a buyer via messenger after posting the deal in groups, or I scoured group pages looking for buyers based on posts, comments etc.

Now I have a short list of buyers that I've either already worked with in the area, or buyers that have asked that I connect with them when I have something lined up. I'm using a JV partner on the current deal, so that buyer came from them via their marketing efforts.

ongrats on getting it tied up, Mark. Fastest buyer list for a Detroit assignment is usually built from public records rather than ads: pull the last 6-12 months of cash/no-mortgage deed transfers in your target ZIPs from the Wayne County register of deeds, sort by who bought 2+ times, then skip-trace the LLC agents. Repeat cash buyers are the only ones who close on your timeline.

Two things that speed it up: (1) lead with numbers, not the address - ARV comps you used, rehab scope with a line-item range, taxes/water status, and your assignment fee stated openly; serious buyers filter on spread. (2) Verify the exit - if the ARV came off Zillow, re-pull 3 sold comps within about half a mile in the last 90 days, same beds/baths, same side of any major road. Detroit values swing block to block, and a soft ARV is what kills these mid-inspection.

Before you market it, also check unpaid water bills, delinquent taxes, and whether it is in the county tax-foreclosure pipeline. Cheap to look up, and a buyer will find it anyway.

Happy to sanity-check your comp set or outreach script if you post the numbers - no address needed.

Congrats on the start! The first step is always the hardest. FB local groups are a gold mine. Search for your city or state, then for real estate investors. Also, can use a tool like REsimpli to see find more buyers.
