Why You Might Be Stuck in Real Estate, and What Could Help You Forward
Sometimes the biggest obstacle in real estate investing is waiting for everything to line up perfectly.
After nearly three years working with investment buyers, I’ve watched people spend months searching, analyzing, and making offers, only to walk away from a property that met their goals because it wasn’t exactly what they pictured.
Sometimes it’s an extra $5,000 to get an offer accepted. Sometimes it’s a different neighborhood or a rental strategy they hadn’t considered. The search continues, and eventually, some people give up altogether.
Meanwhile, I find myself wondering: Where could they be today if they had moved forward with a solid opportunity?
They might already be collecting rent, paying down a mortgage, and gaining the experience to approach their next purchase with more confidence.
Of course, that extra $5,000 matters if it wipes out your reserves or pushes the return below your target. And a different strategy deserves careful research before you commit. But there’s a difference between protecting yourself and expecting a property to check every imaginable box.
I’ve felt that hesitation myself. I’m conservative with my numbers, and I want a clear plan before I buy. Still, some of the decisions that helped me move forward involved adjusting my strategy and accepting that everything wouldn’t line up perfectly.
What gave me confidence was having numbers I could defend, enough reserves, and a plan I understood.
A good investment should hold up under realistic assumptions, including vacancies, repairs, and unexpected expenses. Once it does, it’s worth asking yourself: Am I waiting because something is wrong with the deal, or because taking the next step feels uncomfortable?
I’m curious to hear from both new and experienced investors:
How do you decide when to keep looking and when a deal is good enough to move forward?
