NC Investors -- specifically Fayetteville -- What's working right now?

I've been investing in the Fayetteville area for several years and I'm curious what others are seeing right now. Are you finding better opportunities with flips, BRRRs, or rentals?

Would love to hear what strategies and numbers are actually working for you in today's market.
