This is something I see investors get confused about all the time.

You can have a rental showing a loss on paper, but that doesn’t automatically mean you get to use the entire loss against your other income.

That’s where the passive activity rules come in.

    For most W-2 earners, only partly. The $25K special allowance phases out between $100K and $150K of MAGI, so above that, losses only offset salary if you qualify as a real estate professional or use the short-term rental exception with material participation. Otherwise they're suspended and carried forward until you have passive income or sell. That's still valuable, just not a deduction this year.
