Can I reinvest in what I already own?

Hi all, I have been working in a deal where I am going to acquire 3 rental properties. I am very confident I can sale one of these properties and pay off the other two. Through reading I have gathered that you can avoid capital gains tax if you reinvest profits on more properties. My question is can I use the profits to pay off the other two loans and avoid the tax? Thank you,
