@Julius Johnson actual sales based on like property. Bedroom baths, level of finish, garage, etc. If no like properties then will look in a larger radius area and/ or have to take a comp that is close and adjust a bit.

@Julius Johnson single family homes are always based on comps unless they are new construction or if they are in a commercial area such as Grand avenue where they are effectively commerical buildings that look like single family homes.
