Rookie tryin to do wholesale deal

I came accross a motivated seller goin thru a divorce. I have a mobile home in a park some what run down however the mobile home is very good conodition. The interior could use some renovation. Im tryin to help the guy out however his price that he has is high judging by his body language and his words im sure he knows he wont be able to get that price for it. If there is any one that has experience with a deal like this i would really appreciate the help i dont mind splitting if any profits. The property is in Bell Gardens, CA
