Hey this is my first post, my name is Bryant. We are moving from North Idaho to Knoxville and we are using the profit from our home and possibly our remodeling company. We have two small kids and want to get into rentals and flipping homes but want to be smart about it. Any advise as far as what we should buy first and what to be aware of and any other wisdom and guidance is much appreciated. Also is there any investors on here in the Knoxville area?

@Nick Cantey thank you! We will be putting our home up for sell on Feb 4th and will be flying down February 9th- February 15th to look at homes. Would love to connect with you and also pick your brain as far as investing. Then we will come back and pack and move down.
@Bryant Blackwelder If you and your family are willing to put up with the mess, you could look into doing a live in flip. Then after a year or so either sell it for tax free profits or keep it as a rental and then do another. Could even then refi the first one to pull out some cash. You may be able to qualify for a 203k loan from your bank to provide you with the funds for the rehab.

@Don Spafford Thank you for that! I’ll have to look into a 203k loan. The only thing I’m running into is that I won’t have any income because I have a remodeling company and we are not established in Tennessee so not sure if they will give me a loan. But hopefully we can get a good amount from our home here to take with us
@Wala Habiby Hey! Thank you! We have a general idea what areas but might need to find private investors that have trouble properties or properties that they are willing to let go of? If you do or know of anyone that would be helpful. Debating on a duplex that we can renovate ourselves and rent out the other side until we can find another property or house to flip. I’m excited to get started and really happy that I found out about Bigger Pockets! My only hiccup is that we might only be able to pay cash for something right off the back.
@Bryant Blackwelder paying cash is not but no the only option. If you need help finding the right property or duplex, let me know. I am helping another investor move from Colorado at the moment. It's a hot market, and properties sell very quickly, keep me in mind.
