Better.com - RE agents and Financial (Investment prop)?

Hello guys. Would you recommend dealing with `better.com`(their mortgage brokers and agents ) or better finding better RE agents/mortgage brokers separately?

1) RE agents - they said they will refund 1% of the purchase price if I'll work with their agent.

2) They preapproved me for a home loan (up to 385k) with a rate of 4.85%. Is it too high?
