Why Lending Through Your Self-Directed IRA to a Private Lender Can Be Lower Risk

Many investors love using a Self-Directed IRA to generate passive income through lending. But here's something most people overlook: Who you lend to matters just as much as the return you’re targeting.

If you’re choosing between lending directly to a real estate investor or partnering with an established private lender, here’s why the private-lender route often carries much lower risk:

Diversification. When you lend to a single real estate investor, your entire IRA is tied to one project. Private lenders spread risk across many loans, borrowers, and properties.

Professional Underwriting. Private lenders evaluate deals every day. You’re leveraging their systems, experience, and due diligence rather than taking on that burden yourself.

Built-In Risk Mitigation. From conservative LTVs to reserves and foreclosure processes, private lenders have safeguards that individual borrowers simply don’t.

True Passivity. With direct lending, your IRA is responsible for documents, monitoring payments, and handling defaults. With a private lender, all of that is handled in-house. You get passive, predictable income.

More Stable Returns. Your returns reflect a wider loan portfolio, not the success or failure of a single project.

If your goal is to grow your retirement funds while reducing exposure, a private lender can be one of the most reliable paths.

I agree. Not too long ago a friend who works for an IRA custodian invited me to do a webinar for his company's clients on "sound private lending". They were seeing customers take heavy losses due to their lack of a credit background and experience. I wouldn't try to remove my own appendix...there's a lot to it and you have to have special training. The same goes with lending money. It's a science and an art. Private lenders that don't have a credit background really should get help. It will save a lot of loss and heartache.
