Hello everyone,
I am a new investor in the Kansas City area. I am currently working to find the money to fund future deals. I found a company called Seed Capital and they referred me to Black Onyx Lending to get a line of credit for the business. Has anyone heard of or more importantly done business with Black Onyx Lending based in Michigan? Any information you may have would be appreciated.

as long as you don't pay up front for anything other than an appraisal..
there seems to be some threads lately on vetting lenders... Having been a lender I never really thought of it that way.. As I looked at it the other way I have the money and some one wants to borrow it. But having talked to a few BP folks about people that contact them from BP promising to do deals for them and then they flake out.. I think this is a ligit question.
First I would check if they have an NMLS license if they do that puts them up a notch to a big notch. Not all states require this mind you but many do.. and I see many non licensed companies advertising they will do fix and flip in Oregon and I know they are not licensed to do so but they still advertise they will lend here.
So licencing... is one.. web site is another if the info current etc.. but if I was looking for money in a certain market I would concentrate on locals... and start there .. you can atleast meet with them.
In the day I was lending I was the largest HML in Mississippi of all places but my offices were in Oregon.. so I can see how someone would wonder what the heck I was doing there.. I got all my business from closing attorney referrals... so you may want to talk to some title companies and closing attornies and ask them who actually closes deals. they don't have to give specfics but they can say if they are doing any volume
I'm not sure if this post went through already, so it might go twice. This is a late reply to your question, but I have only yesterday researched this company a little. Google John Albert Sims (Cascade Township) and you will find all you need to know. Felonies, scams, jail time, etc. He is the self-described owner of Black Onyx Lending.

Yes i would have to agree, Black Onyx is nothing more than a broker and a bad one at that. One major red flag as jay mentioned - if someone asks for upfront fees, " RUN"

I have had the pleasure of working with great hard working professionals. Both team players, and business owners. I have learned how to say no when we can not assist people by learning how and why the Lending Community and private investors say no. It has help us all mentor individuals to seek their goals and achieve them faster with less hardships.
It is the greatest feeling to see people close on their loans!! Wishing everyone much success.
This guy john sims is a fraud, scam artist and everything else in between- he operates black onyx lending and finds people to scam on LinkedIn to scam and take money from. We were doing a deal together and he said that he had a client interested in funding our project but needed 10k for admin fees, etc. So we sent it over- dumb I know! He would then not answer email or calls and acted like he was doing us a favor. Long story short, we asked for a refund of funds as he had done nothing but waste our time giving us the run around. He said he was issuing us a return of funds over a week ago and still nothing after numerous times going back and forth. Then to top it all off, he tries to contact my client behind my back saying he had a funder- ya right! He is now trying to get me to sign a document that he has 60 days to pay back funds and that is subject to review and only 55%-75% of it might be returned if any. He keeps saying that until he gets that document signed he will not send back funds.
You've scammed me enough john sims. Send the money you said you would/owe back. I have contacted the district attorney and have also filed a criminal report with in the chicago area.
This guy also has been to prison for this before and from the looks of it, this this isn't the first time he has pulled this trick of his.
DO NOT DO BUSINESS WITH JOHN SIMS!!! LEARN FROM MY EXPERIENCE AND STAY AWAY FROM JOHN SIMS!!!

In defense of things that are found on this page about this company most of those who are posting here are not a real person nor are they anyone we have ever done business with, using these facts you will see that we are not a bad company and we do have a high completion rate. Please give us a call and we will discuss anything you might need.
I have to disagree with John Sims. The people here who post are real and need to share their experiences. Nobody should be ripped off and by scamming people out of money is just wrong. It would be nice is black onxy lending and john sims would return the 10k like he said.
When I spoke to john sims on the phone he was very convincing and assured me that everything against him with rubbish and lies so I decided to take a chance- boy was I wrong. Now I am out 10k plus legal fees now

Then why haven't you returned the 10k like you said?! Very simple considering black onyx is supposed to be an honest company. Last time I checked their have also been no completed deals with the person I was referred by...

I would like to assure anyone who is reading this that the person who is writing these negative comments is not a real person. We have never done business with them.
I would just like to assure people that john sims from black onxy lending fraudulently conned me out of 10k and is now not returning calls or emails after saying he would pay the amount back. Black onxy lending is a fraud of a business and pretends to have clients that fund deals but it's a lie to get money upfront. I would not recommend doing business with black onxy lending or john sims EVER!!!

I have asked Bigger Pockets to take down all these negative posts against myself, my team and my family!! To no avail BIGGER POCKETS is doing a very poor job taking down FRAUDULENT POSTINGS!!!! I would be ashamed if I was a part of BIGGER POCKETS as they do not understand that they have a responsibility to seek the truth on what is posted on their managed site!! I was their landlord at Creekside Business Center in Portage. They were under investigation by the police for much of the time that they were there. We finally evicted them for non-payment of rent.
