Somewhat complicated situation

I acquired an acre of land next to my existing acre which has 2 manufactured homes that are LTR. This new plot cannot be subdivided. I have a GUC loan for a duplex that is nearing completion. I do need to get this refinanced, BUT we will be building a second duplex on the same lot. We have run into issues with finding a lender who will finance this new build so soon as we are not "seasoned". Im thinking of a portfolio loan to get equity out of the lot with the 2 rentals. Are there any lenders who would cover both types of homes or who is willing to do more creative financing?
