Hey everyone, I'm new to BiggerPockets. I'm looking to connect with other investors in my area, central Nebraska and the surrounding areas. I'm looking for suggustions or recommendations on a title company and or an attorney who's familiar with creative financing. I'm currently working deals in Omaha, my goal though is to work closer to home, the Grand Island, Hastings, and Kearney areas.

You are wise to want to use a title company or attorney. Some skip this and suffer the consequences.
Some creative financing transfers title immediately an others don’t there are reasons you need to know which do and which don’t
Always keep reserve money for backup
There are ways to buy properties saving the expenses of real estate agenst and bank fees
Different techniques require different paperwork, don’t assume the contract you download off the internet is the right one for your purposes
