Heloc on Investment Property in SC

Would anyone care to recommend a bank, credit union, etc that will do a HELOC on an investment property? I have called some local lenders (I prefer to deal with local banks if possible), but have not gotten very far. Still working on it now, but thought I would ask for some advice here as well. Bonus points if you have worked with them and have personal experience.

The property is in South Carolina, if that matters.
