I would look for a firm that you can grow with along the way. Lots of firms often times have niched down and only work with larger investors. For example, we work with real estate investors big and small, and have fair pricing along the way. The firm I worked with in the past charged me massive fees, largely because we were higher income and they didn't back it up with value. Beware of these traps, and good luck in your search!

@Nathan Kostrba Do your research and book some calls with a few CPAs who work with REI investors and weigh out your options. Do you own properties solely in WA? Even if that is the case, don't be afraid of reaching out to CPAs out of state as the location of the CPA doesn't matter as much as their experience in REI. Good luck!

I personally am a strong believer that SFH's are the best real estate asset class. More affordable to get into and the exit opportunities are both selling to other investors or someone who will want to live in the property.
Your profile mentions you have properties in Oregon, be mindful that that may require you to file an Oregon state return despite living in a state without a state income tax.
