I would highly recommend RE cost seg, they do give us a kickback for referrals though full disclosure.

Thumbs up for the disclosure. Rare thing these day.

    @Jason Coleman

Unless you find a cost segregation provider in Greensboro, travel costs will be involved. So the state does not matter for non-local companies.

These 3 BiggerPockets experts each run a national cost seg firm:  @Bernard Reisz, @Yonah Weiss, @Julio Gonzalez. Reach out to them.

Congratulations, Jason on your new purchases. Cost Segregation is a great tax planning tool. I definitely recommend that you seek out a Certified Cost Segregation Professional so that you are confident in the quality of the work performed and the deliverables produced. Here are some key criteria for evaluating a Cost Segregation provider:

    -  Seek out a Certified Cost Segregation Professional

    - Consider their experience with tangible property regulations. Will they be prepared to address retirements and disposition? Repairs vs. capital expenditures.

    - Find out how long the provider has been doing cost segregation studies and how many they have performed

    - Consider the resources available to the provider.  Are they a nationwide firm?  Do they have the necessary resources to stay on top of all the tax issues such as 1031 exchanges, 754 Step-Ups, etc.

Feel free to send me a private message if you have any questions here.

@Michael Plaks Honored by the mention!

@Jason Coleman There are 2 steps to decision making with regard to Cost Seg. Step 1 is to get an estimate of the amount of tax deductions that may be available through Cost Seg. All quality Cost Seg providers provide complimentary preliminary analyses. Step 2 is to get your tax professional's input on the real value of those deductions to you. The "exchange rate" for conversions of tax deductions to tax savings vary from investor to investor. There are numerous factors at play and your real estate tax professional is best positioned to opine on that. Michael Plaks has created several great resources here on BP to educate about these, as does ReSure on its education platform (including some plagiarization of Michael's content!)

@Malik Javed makes several valuable points that highlight that Cost Seg is not a commodity and what goes on "under the hood" varies from firm to firm. Malik - Glad that these points are being highlighted here on BP and def concur will them!

A DIY cost segregation study will likely give you the report within a day.
These studies are generated by completing a questionnaire that was created by engineers.

    Best of luck.

Does anyone have a trusted contact in North Carolina to perform a Cost Segregation Study? I have 3 properties I need assessed in the next 2-3 months. Located in Greensboro NC. Thanks.

Hi Jason, I just messaged you. I'm with CSSI and would be happy to discuss if a cost segregation route makes sense for you. Thanks.

Haaaa, give me a break. You can refer 3 of your friends but try to call me out for reaching out to Jason directly because I actually work for a cost seg firm? You are ridiculous. I didn't realize this community was only for people in the good 'ol boys club.

Mentioning other providers does not violate the rules. Self-promotion does. I do not work for BiggerPockets and did not make these rules.

If you don't work for Bigger Pockets, then why did you feel the need to address my post? Just about everyone in this thread has referred someone or offered to refer someone. What you did was ridiculous and if your feelings are hurt that much that you want to try to bring negative attention to me, who is newer to the community, then just report me and be done with it. I'm not going to back down to you because Cost Seg is what I do. I never offered him my services, I told him who I worked for and offered to have a conversation.

Because I'm old school. Some other people might choose to report you. Not me. I confront the offenders myself. Rules are for everyone. I follow them, and you should, too. If you tried to cut the line in front of me or park on handicapped, I will also confront you. Enough of this exchange.

Old school and wannabe bully are two different things. Confronting through a direct message is old school, calling me out on the thread is a move made by someone looking to embarrass me and make me feel like I'm an "offender" when I never offered a service to someone. Also to try and bully me out of the entire cost seg threads. Again, I actually work for a cost seg firm. Do you typically try and bully someone and then back down when actually confronted on it? Because I can discuss this all day long with you. You're like someone who honks at a car for driving the speed limit and then looking away when they pull up to next you at a stoplight.

@George Taylor Welcome to BP and welcome to the Cost Seg industry!

As you spend more and more time in both of those wonderful spaces, you'll find that Michael is among the greatest contributors to them, providing an abundance of no non-sense expertise. The wonderful and unique thing about Michael is that he provides info that's unbiased and objective. He's impartial and is a great resource for all real estate investors and service providers - and it's fair to say he can be the same for you.

    Cheers!
