How to find deals in the DMV

Hello everyone,

I am looking for deals in the area and wanted to know if there was some secret to finding the right people. I have come across investorlift, which is the best thing I have found so far (if that say anything). Also trying to go through facebook groups and I just see so much spam on there. Not many meetups either. I am pretty new to this, so thanks in advanced!

     Oh I bet the eastern shore is a great market right now, id ideally like to be closer to DC itself, NOVA is my best preference

     Nice! This is awesome, I see this is situated in the eastern shore, would love to be able to invest out there, but since im newer, id like to be closer to home a bit. Appreciate your response!

    So that’s fine & the dc area is a fantastic market, but than you have take what the market gives you, your very unlikely to cash flow on nova you will have to hope for appreciation & that’s fine, but there’s not a secret deal out there, the market tends to be what the market is & you just have to decide what makes sense for you and/or if it makes sense to invest at all, but ultimately the market sets the terms of your return.

    MLS, Facebook groups, Instagram, talking to people, going to networking events. No end in site as to where to find a property.

    But stop looking for "deals." Instead focus on buying quality assets in quality locations.

    All depends on what your buying criteria is ! Appreciation investors are usually the most successful in the Washington DC & NOVA markets.

    A deal means different things to different people.   If looking for cash flow it'll be very difficult to find in NOVA area without significant down payments.  If looking for something underpriced you'll need to find a fixer upper.  Anything in good condition will sell at market price.  

    Just because you buy something under list price, doesn't mean it's a deal.  It could have just been overpriced to begin with.  So watch out for that.

    Best way to find a "deal" is networking with wholesalers and agents or going direct to sellers. Check out some local meetups too.

    Hi Amir,

    I think it depends on your definition of deal as well as investment strategy/class. Are you looking at residential or commercial? Cash flow, rehab, quick flips, and so on?

    Most of my clients tend to find their deals through the regular residential sources of MLS data - Redfin, Zillow, Etc. I wouldn't say there are any special secret databases or tricks. It is more about honing in on what works for you in terms of your risk/reward desire, finances, strengths, and then finding a way to apply that criteria to the same listings that everyone else is seeing to filter out the right property that hits all of your needs.

    I agree on all points Brandon made. To expand, it is important to analyze a deal and based on your investment goal, this greatly varies. 

    If you are looking to build capital; house hacking is a great way to accrue equity as you save for the next investments. 

    If you are sitting on capital looking to invest, flipping is a great way to learn the ins and outs to grow your capital faster. 

    If you are a more conservative investor and want to do long term deals, then buy and hold would be more appealing for you.

    There are so many investment approaches and it all depends on what you have in mind. Feel free to connect if you have any questions and best of luck in your RE journey!
