Hello,

I sell technology to school districts in Washington. I have the opportunity to move out to Washington and have properties in Ohio. My goal would be to purchase and rent out after a year. I would be looking at doing this next year. Looking for someone with experience in that territory.

Hi James, if you're moving to Ohio, I would recommend taking a look at Columbus Ohio! A lot of my out of state real estate clients really like this market because the macroeconomics look so good for this market - population is growing, job growth is growing, and so many companies moving and developing here. Look at Intel headquarters, Google, FB, Microsoft, LG, Amazon, Nationwide, Honda, etc. Additionally, the price point is still cheap enough to find the 1% rule and positive cash flow and it's super landlord friendly (so you will never have to go through a 12 month eviction or anything close to that!). Lastly, the price point is still very cheap here in the sense that you can still find investment deals that hit the 1% rule for 120-180k! Happy to connect and answer any questions you have!

I would suggest investing in Columbus Ohio for so many reasons - population growth, job growth, and companies moving here. You can find positive cash flow and the 1% rule here!

     Hey James, what are you looking for in an area to live? Any specific part of Ohio you are wanting to be in? Or need to be in? Are you looking to be somewhere with more cash flow or better potential for appreciation?

    I ask this because it will help solve what city I would recommend you look more into. Many ways this can go

    @James Huff,

    Hey there & welcome to the community!

    It’s awesome that you’re planning ahead and already thinking about how to structure your move and investments. I’m familiar with the Akron and Canton areas in Ohio-- both can offer solid cash-flowing opportunities if you’re strategic about location and tenant class.

    If you're planning to live in a property for a year before converting it to a rental, that's a smart approach, especially if you're using owner-occupied financing like an FHA or conventional loan with a low down payment. After a year, you can often move out, keep the property as a rental, and repeat the process.

    When you're ready to rent it out, I’d be happy to share insights on neighborhood-level rental demand in Akron/Canton, property management and tenant screening in that region and how to prep the home during your ownership year to make the transition smoother.

    Feel free to reach out when the time comes. Happy to share what I’ve seen work well in Northeast Ohio!

    Best of luck,

    Melissa
