I’m in the DFW are and I haven’t seen valuations that make any sense in the last 2 years. Looking for something off market and in a landlord friendly state. Any help is appreciated.

Im based in Dallas also but moved here for lifestyle and not real estate lol

Numbers work only on new build IMO and need very deep pockets for that hehe

Great long term growth prospects for DFW but hard to beat cashflow that the Midwest offers.

Check out markets like Ohio, Indiana and Michigan.

Much success

    @Zachary Buschmann, I'm in Dallas myself but also invest in Toledo and Detroit. I stick to SFH as the numbers work better in my opinion, but I know they have good deals for Multis too, maybe Loopnet is a good start for Toledo. I run across some deals there from time to time. Also if you join Toledo real estate investing groups on Facebook, it's a lot more active than BP for Toledo atleast

    Happy to chat about SFHs further if that's something you're open to

    @Zachary Buschmann

    You are right. Please make sure you bake in tax savings into your ROI. People tend to forget that.

    Given the inflated valuations you've mentioned, focusing on distressed properties or those with tax liens could provide below-market acquisitions, helping reduce upfront costs.
