Arizona Property Mgmt Recommendations?

Hi everyone, I'm looking at investing in a multi family (either 2 - 4 unit in the Phoenix (maybe) or other metro city in Arizona.

I'm interested in a property management company that can handle both STR and LTR.

If you have recommendations for a reputable company, I'd appreciate it.

Thank you.

In our experience, a PMC can NOT use the same team to handle LTR and STR.
STR guests expect a much higher level of service, which requires 24/7 service, which COSTS more.
Most LTR PMCs focus on responding to tenants within 24 hours or less.
STR guests expect responses in less than an hour - if not immediate answering of their calls!
Typically a PMC need offshore staff to quickly handle after-hours stuff.
The other big challenge is cleanings between guests. Often you have 1-day or less. VERY difficult to have a crew(s) that can do this and do it well (one of biggest STR guest complaints is about cleaning issues).

A PMC CAN typically handle LTR and MTR.
MTR guests typically stay for at least 30 days, many 90 days or more.
Usually, they are fine with a response within 24 hours.
More time to schedule cleanings between guests.

Hi, not sure if they do STRs but I’ve been using Valentine Property Management for a long term rental I have for several years now and they have been nothing short of amazing. Here’s their office number 602-866-0150. Good luck out there!

Just be aware that under Arizona law, property management may only be performed by a licensed realtor. LTR this is par for the course, however STRs can be tricky. There are methods to legally navigate the law to ensure the STR is managed within the law. Just be aware, as I discovered this when I moved here.

In Arizona, property management for others requires a real estate broker’s license, as established under A.R.S. § 32-2121 and managed under A.R.S. § 32-2173. Specifically, managing, leasing, or renting real estate for compensation requires a licensed broker or an authorized licensee working under a broker.

I had no idea about this @Jared Cooper. Thank you for the insight. This is helpful.
