I would like to have a cost segregation study completed on a 2-3000 SF duplex Columbus OH. Who do you know who does small property studies?

Hey Gerry, for smaller properties like a 2–3000 SF duplex in Columbus you’ll want a cost segregation provider who actually understands how to break down a small multifamily and make it worth the time and money, and a lot of CPAs here work with firms that do these studies or will partner with someone local to get it done right; a good way to find the right provider is to ask local accountants and property managers who regularly handle cost segs for investors in the area, especially since Columbus is such an active investment market with a lot of out‑of‑state buyers doing these on their rentals, and they can often refer you to someone who specializes in smaller residential multifamily properties and knows the local construction costs so you don’t overpay for the study. Happy to connect and answer any questions you have!

@Gerry Cohen, hi. For a duplex in that price range, it’s usually best to look for a cost segregation provider that offers small-property or engineer-light studies, since a full engineering study can sometimes cost more than the tax benefit on properties under about $300K. Firms that specialize in smaller residential rentals are typically a better fit for these types of assets.

It’s also important that the provider delivers an IRS-compliant report that your CPA can properly use for depreciation and Form 4562 reporting. Many investors also run a tax projection first to estimate the potential deduction. That way you can confirm the study will produce a meaningful tax benefit before paying for it.
