    Most DSCR lenders in Illinois have minimum loan amounts right around $75K.

    Sub $75k DSCR in Illinois is tough mainly because of lender minimum loan amounts, not always because the deal itself is bad.

    Most DSCR lenders have minimums around loan size, property value, or both. For smaller Illinois rentals, I'd look at:

    • local community banks
    • credit unions
    • private lenders
    • small-balance portfolio lenders
    • seller financing
    • bundling multiple properties together into one portfolio loan

    If you have more than one property, packaging them may be easier than trying to place a single sub $75k DSCR loan.
