Seeking Off-Market SFHs & Portfolios

Seeking Off-Market SFHs & Portfolios

Investor · Member since 2026 · 6 posts · 1 vote

I'm looking to connect with agents, brokers, loan officers...etc to send me off market SFH's or portfolios. Were looking to pick up a few homes at a time, and portfolios are ideal, but individual properties work too. Our preferred area is St. Louis but will consider other landlord friendly areas. Buy box is 2+ beds, rent is over $1200, price point is between 60-100k, and as turnkey as possible.

The people you mentioned are how you get on market properties.

You need to market directly to owners if you want off market opportunities.

I have two properties available. They're not in the St.Louis market though... Akron Ohio and Bristol Borough, PA. Both great rental markets!

Hi Mike, I'm working deals in Youngstown, OH — landlord-friendly market with strong rental fundamentals. I have a move-in-ready 3bd/2.5ba SFH under $70K in the pipeline. Would that be of interest, or are you strictly St. Louis-focused?

Would be glad to help you finance this - we are the rare DSCR Lender that will go pretty far down the loan size spectrum - down to $50k per loan, so could be a good fit. @Zach Edelman

Hi Mike, I saw your St. Louis post. I'm a virtual wholesaler with boots on the ground here, sourcing off-market SFHs and portfolios. Can I add you to my buyers list? What's your buy box?
