Memphis, save 25K off Turnkey Price!

As there has been much talk about Turnkey in Memphis I thought I would offer a couple of properties that usually go to my overseas buyers just to show you what you can buy safely in Memphis.

This property is in great shape and rented Section 8.  Was $925 just gone to $945. Managed by large PM company in Memphis who can continue or we will move them to our preferred supplier in the next month.

Exact SQFT unknown at this stage it is over 1200 ft.

    It seems the turnkey deals are normally 1% deals (e.g. Priced at $100k renting for $1k/month) Using this assumption is looks like Dean is knocking off $25k discount. So he is selling it for $75 k with rent right around that $1k/month sweet spot. 

    Dean Im interested. Does it need to be cash or is conventional financing ok?

    @Alex Craig, just comparing it with turnkey pricing they would all be at close to 100K.

    @Patrick Anibaldi, we normally sell to non residents so we are not geared up for domestic finance. We are able to hold the property while you get your finance organised if that's what you mean no problem.  After all it's already rented and cashflowing!

    Gotcha. Only 1 company sells at 1:1 in Memphis.  Those are good #s.

    @Curt Davis Drexel being rehabbed as we speak, Craigmont recently yes. Tenants say everything is perfect and we can find nothing to repair from full inspection! All the big ticket items are all great!
