⚠️ WARNING EXPLICIT CONTENT ⚠️ Tenants From Hell EVICTED LIVE! ⚠️

Just like the title says, I am bringing you an eviction that was filmed LIVE! 

It is my goal to be the most transparent turnkey operator & property manager for out of state Real Estate Investors. A big part of achieving that goal is showing you the GOOD & the BAD. This business is down right tough guys. I am not Clayton Morris of Morris Invest. I won't tell you that A-Class tenants are more difficult to deal with than C-Class tenants. I also won't tell you that you can buy a $40,000 house & expect to have a nurse making $75,000 per year rent it from you. That just ain't true. 

This business is great don't get me wrong. It's really changed my life but it doesn't come without it's challenges. You are going to have to have thick skin (& pockets) to survive. 

So without further explanation go ahead & give the video a watch & I'd like to get a solid discussion going afterwords. I've got a few questions for you all to answer after you watch the video.

  1. Was this the 1st eviction you have ever seen live?

Jim the last live eviction i went to the tenant shot him self in the head in the back yard..

so i dont do that anymore..

    How well do your Instagram posts work compared to fb and YouTube? I've read that Instagram is close to beating out both for connecting with leads.

    In regards to working with Investors, Buyers, Sellers, & Property Management Clients of all the platforms i'd like to mention that Bigger Pockets has probably made me the most money....... After that it's a toss up between YouTube & Facebook I suppose Instagram is trailing in last place unless you count TwitterTwitter engagement is absurdly low. I have all but given up on that platform. Thing is you can't look at any of these in a vacuum. You need to use them all & use even use them all on the same customer in the same deal. 

    For Example. I can directly trace leads back to Direct Mail which is where I get most of my listing leads but then I utilize the content I have put out on Bigger Pockets, YouTube, Facebook & Instagram to seal the deal (in regards to getting the listing). After I have the listing I market the heck out of it on our Email CampaignsBigger Pockets, YouTube, Facebook & Instagram to seal the deal in regards to actually getting it sold & getting the end buyer to become one of my Property Management Customers...... & the circle continues.

    In regards to working with tenants the Holton-Wise Instagram account & our Email Campaigns are our go too's. We do not really utilize the Facebook to market to them as you really need a completely separate campaign focused on them as opposed to what is focused on the Investors. Hence why I utilize my personal Instagram working with the Investors & the Holton-Wise Instagram working with the tenants. Recently we have began doing tenant education on our YouTube as well. This hasn't taken off yet but we are just getting it off the ground.

    1) Yes.

    2) I owned 3, just recently went down to 1.

    3) Property manager, because I invest out of state.

    4) In the past we have worked with tenants to catch up. I am just too nice, sometimes. 

    5) Enlightening, because I invest in Cleveland. It was good to see how they are done. 

    6) I was indifferent to the video. I feel bad for the landlord. Tenants not paying rent is the same as them going into a store, packing a grocery cart full of food, and then running out of the store without paying for anything. The tenant then repeats the process month after month because he/she/they got away with it. 

    7) Yes we are vilified. Most people think we are wealthy and can stand to lose a few months of rent. But it is not just the rent. We lose even more because holding costs are not covered. Taxes, utilities, repairs, maintenance, mortgage. The rental becomes a money pit for the investor. I think this video will make it worse. The people that look at landlords that way will never change their minds. They see the rich beating up on the poor. That's all they see. Even when she drives off in her ESCALADE! My wife and I share a car. We are not rich. 

    8) Yes. Need to teach more people that landlords in general are not wealthy or rich. Most are paying mortgages on their properties and work two jobs just make the investments in the first place. Plus people need to understand that not paying rent is the same as stealing from a business or maybe an elderly retired couple that barely make ends meet with Social Security and a little cash flow from a rental property.

    10) My first rental had an inherited tenant who, coincidentally, did not pay rent for 7 months. The Sheriff's Office had to physically remove her from the house. I had to liquidate this property because of the financial hole it created for me. That is why I don't feel bad for ESCALADE tenant. 

    Yes I voted for this post. It is a tough topic but one that new investors need to understand. The nicer they are to their tenants, especially when they get behind, the more likely they will be taken advantage of financially. That may cause you to lose a lot of money and possibly your rentals.

    Property Management.  I did self-manage before, and it was a great learning experience for starting out, but I have a full time job already and don't want another.  :)

    Enlightening, and a fact of rental real estate.

    I felt bad for the property owner who got the most screwed in this deal.  I had about 1% sympathy for the tenant until I saw the fancy vehicle she drove off in.

    Yes generally.  Not sure why, entitlement mentality maybe.  I think people will take away from this video what they want.  Landlord haters will see evil landlords putting stuff on the curb.  I thought it was a fair video though.

    I only use FB feed for family stuff so no, but not due to the content of the video.

    I had a tenant move out of a rental and sub-let to a family of illegal immigrants, and then pocketed their rent while also stopping making payments to me.  Then the sub-let people complained to me.  And I have no idea who these people are.  They were evicted though quickly.  Another wasn't my property but my grandmother's who had a tenant when her health failed and she had to move away to be near us.  Her tenants decided it was a great time to stop paying rent and got a year or two of free living because my parents were too busy with my grandmother to deal with the tenants.  Once they did start on evictions, the tenants produced a forged letter "from grandmother" saying they are allowed to live rent free for life.  Judge happened to be an amateur handwriting expert and pointed out the forgery immediately, but parents still had to pay for an actual handwriting expert.

     I can see how society could have quickly turned that illegal immigrant subletting story onto you.

    "Evil landlord evicts helpless immigrant family who paid rent" is how they would typically spin it even though you were as much of a victim as they were.

    Am I to assume that going forward you have decided to stop that practice or are you going to continue trying it out? 

    Does your experience as a landlord & getting burned by tenants in the past allow you to evict people with less guilt now as opposed to when you 1st started?

    The practice of allowing catch up on rent has been stopped. Going forward new tenants will not be allowed grace periods for catch up. I have been burned enough and this can kill a business, especially a small one just trying to build a solid foundation. 

    I have zero guilt with evicting. I have learned that there are tenants out there that will give you the sob story of their money woes only to take advantage of you. One tenant had a story every month about some family tragedy or unexpected job loss because she was in the hospital. After the third event I began the facebook stalking to see what I could find out. Rent money due to me was being spent on hair and nails, and fantastic nights out with the girls. She was evicted. When the Sheriff's Deputies were there to remove her, she had the nerve to call me and beg me not to evict her. She owed 7 months of rent + some utilities I covered and that amounted to $6,000. She offered me $600 in cash to let her stay. I told her to have a nice life in somebody else's rental. 

    I don't feel sorry for protecting my business anymore.

    Right on. You shouldn't feel guilty for running your business. There is no other business that is vilified by charging for their products or services. Why should rental housing be any different?
