⚠️ WARNING EXPLICIT CONTENT ⚠️ Tenants From Hell EVICTED LIVE! ⚠️

Just like the title says, I am bringing you an eviction that was filmed LIVE! 

It is my goal to be the most transparent turnkey operator & property manager for out of state Real Estate Investors. A big part of achieving that goal is showing you the GOOD & the BAD. This business is down right tough guys. I am not Clayton Morris of Morris Invest. I won't tell you that A-Class tenants are more difficult to deal with than C-Class tenants. I also won't tell you that you can buy a $40,000 house & expect to have a nurse making $75,000 per year rent it from you. That just ain't true. 

This business is great don't get me wrong. It's really changed my life but it doesn't come without it's challenges. You are going to have to have thick skin (& pockets) to survive. 

So without further explanation go ahead & give the video a watch & I'd like to get a solid discussion going afterwords. I've got a few questions for you all to answer after you watch the video.

    you can just buy a home in a mortgage state and stop making payments you can live there rent free for 2 to 3 years. with no worry of eviction.

     Unfortunate outcome. However I hope aren't placing any of the blame for that outcome on yourself?

    NO not really I let him live there for almost a year rent free.. which is about how I landlord.. pretty soft hearted and too soft hearted really to be a landlord plus he was a veteran  which is why it went so long. but at some point I had to move him out and sell the property.. it was a sad end.. In talking with his parents he had been depressed for years..

    I self manage the properties close to me. One I hire a PM. I have done four evictions. I have not lost a tremendous amount of money and nobody got away with ripping me off for seven months. @Jay Hinrichs had a HORRIBLE experience and I am sure he will never forget it. I file FAST if need be. I have been pretty lucky and only one tore up my rental (over 20 years ago). I don't think the public necessarily looks at landlord or evil or greedy. If they do, they don't understand it is a business. At this time, I have 13 units and made an offer on one today. It is a pool home in Cape Coral...tenant in place. I will keep them if the deal works out. All cash, 7 day inspection, no financing contingency. I will ASSIGN the property LOL--to my S corp.

    Better watch out with those assignments lol don't want the division hitting you with a cease & desist.  Fun Fact I just got an update from the Ohio Division of Real Estate the other day. They shut down some unlicensed bum who came to Cleveland & started snagging up property management clients. I got him shut down real quick, lol.

      1. First one I've ever seen on video. I've seen a couple in real life but none of my own.

      2. A dozen.

      3. Self. I like controlling my properties and I live 15 minutes from all of them.

      4. We screen pretty heavily and have B properties so (knock on wood) hasn't been an issue yet.

      5. It was interesting to some extent. You can't really see who she is so unless you knew the house and the person that lived there there's nothing that identifies her.

      6. Neither. Business is business. If it's come to the point of an eviction it's probably a long, long time since rent was paid.

      7. Don't have much of an opinion either way I guess. In my area evictions are rare because it's a really fast process, and if you have a security deposit most of the time they're booted before the deposit even expired on the last month.

      10. Not really, so far. Some were better or worse but all were pretty decent people, but we knew that from screening.

      Bonus: sure, why not? It was interesting and had cool graphics :)

    Just saw this. I’m down. I will work on it tomorrow. Spent most of the day at the vinyard, socializing with rich people, 😀. So 1) need to be sober, and 2) drink coffee and recover from the hangover before I will be of any use.

    3. Do you self manage or hire a property manager? Why? Both - I self manage my local A/B properties and hire out my Milwaukee B/C properties - Why?  I can't drive 3 hours round trip to manage my out of state ones
    4. Do you or your property manager evict tenants immediately or do you try to work with them like the original property management company in this case did? Why?  It depends.  If the tenant comes to us and gives us a heads up we don't evict immediately.  If they can show us that they can stick to a payment plan we don't evict (I want o see a new job offer or paystubs) If they aren't answering calls or miss a payment plan payment and don't communicate with us we evict

    • Has how frequently you attempt to offer an alternative to evictions changed as you grew your portfolio from 1 to 90 units? 
    • Do you foresee any changes to that policy as you continue to grow to 200+, 300+, 500+ units?
    • Would you support criminal prosecution for those who do not pay rent?

    • How has the payment plan strategy worked for you guys? Much success or have you had a mixed bag of results?  It depends on the tenants.  We only do them if they tenants have been communicative and can show proof of how they can payback.  5th rolls around no payment, send the 5 day and no response, call a few times and don't get a call back = evict.  Loses their job, calls us and says they are going to be late, shows us a offer letter and works out how much of their paycheck they can add to the rent to get caught up = payment plan
    • Has how frequently you attempt to offer an alternative to evictions changed as you grew your portfolio from 1 to 90 units?  Hahaha.  My level of giving AF is so low at this point.  Milwaukee is $98 to file eviction so I basically file on everyone if they have not had a conversation with us about a payment plan.  We get a court date in about 2 weeks so I dismiss it if they paid, or the court allows a court approved payment plan that if they miss 1 payment I just go back and get the writ and the sheriff will come in a few days. 
    • Do you foresee any changes to that policy as you continue to grow to 200+, 300+, 500+ units? Nope.  I am not their mother.  If they aren't going to make an effort to be an adult then I am not giving them a second chance
    • Would you support criminal prosecution for those who do not pay rent? Totally

    1. Was this the 1st eviction you have ever seen live? Nope
    2. How many rental properties do you own? Just 2 of my own, should be in a position to increase that towards the end of the year.
    3. Do you self manage or hire a property manager? Why? Self manage, along with managing just under 80 properties in mostly C neighborhoods in Chicago.
    4. Do you or your property manager evict tenants immediately or do you try to work with them like the original property management company in this case did? Why? We work with tenants on a VERY limited basis based upon their own initiative. At lease signing, its explained that we need to be kept in the loop as soon as they know they can't pay the full rent. The 5-day notice gets issued immediately to protect my clients' rights irregardless. On a couple occasions we've had a sit-down with past-due tenants to work out a plan they could afford to get back on track (again, they came forward with the circumstances before the 1st). For that payment plan, #1 is that we need to be receiving $ as often as they do...if they are paid weekly, I want $$ towards the past-due balance weekly. #2 is that every cent of their disposable income needs to be dedicated towards the past due balance - ie my client needs to be priority in front of the cable bill. If they don't have a plan, or they don't contact us IN ADVANCE, their file gets pushed to the attorney on day 6 - I'm not chasing them down or asking if they "could just give us something, anything". Especially w/ C-class tenants, the smallest "bump in the road" can completely derail the tenants' lives and there is simply no way (mathematically) for them to get caught up, unless of course they are very dedicated to doing so and financially responsible, which is rare. So most of the time rent is missed =  go into damage-control mode, get them out ASAP for as cheap as possible and as fast as possible.
    5. Do you feel like posting this video was in poor taste or enlightening? Why? Not at all, and the fact that she drove away in a Cadillac is an awesome part to show owners who've had their heartstrings pulled and want to give the tenant another month to pay. How is it the tenant's luxury vehicle is being paid in full, cable is being paid, and they still have a huge TV on the wall in the living room? Its because deadbeats don't prioritize paying you their rent. Why do they pay their car? Because the tow truck will be out in 60 days max if they don't. Why don't they pay the rent? Because they know they are dealing with a weak landlord they can manipulate. I always remind owners that if the bank won't accept the tenant's excuse and agree to not report negatively to credit, the owner shouldn't accept that excuse either.
    6. How did watching this video make you feel? Do you feel bad for the tenant or the landlord? I have no pity for a deadbeat who drags me and my clients through a multi-month and $1000+ process. If it reaches the judge, they've likely lived for free at least a month. If it reaches the sheriff, probably 3 months. At that point, the tenant is just abusing the process and flat-out stealing. Past Due Day 1: there is some pity. Day 60, none.
    7. Do you feel landlords & real estate investors are vilified by the general public when we evict tenants? Why / Why not? If yes do you feel like this video will make that better or worse? Why / Why not? Absolutely. The rich landlord vs. poor struggling tenant feeds into the sensationalist stories the media loves along with their socialist slant. I don't see the video as having an effect towards that - those on the tenant-advocacy side will hate you, IE "Who are you to question the vehicle she drives!" while those on the landlord side will just roll their eyes. But its an exceptional resource for new landlords/owners to show that when we talk about rent not being prioritized by tenants, its not just anecdotal ramblings, its real. And, its a good passive-aggressive way to show tenants that your firm isn't all bluster...their possessions will get tossed to the curb if they don't pay just like in the video.
    8. Will you share this video on your Facebook feed? Why/Why not? Yep - Solid content plus some good organic hits to be generated :-)

    @James Wise - I had the sheriff come the day before Christmas eve and move their stuff on the lawn.  Did I feel bad?  NO

    They had not paid November or December rent, did not respond to communication, and made no effort to work something out.  

    I am generally a nice person, and any any given time we have a handful of tenants on payment plans, but I am not their mommy.

    4. Do you feel like as you grow you'll need to adjust that strategy? 80 units can be managed by a one man show. If you get up to let's say 600 do you think you'll be inclined to have your staff do sit downs with tenants or will you just move to evictions? 

    4. Continued. Do you even want to grow your management portfolio to something larger than what a one man show can do. Why/Why not?

    Property Management.  I did self-manage before, and it was a great learning experience for starting out, but I have a full time job already and don't want another.  :)

    I felt bad for the property owner who got the most screwed in this deal.  I had about 1% sympathy for the tenant until I saw the fancy vehicle she drove off in.

    Yes generally.  Not sure why, entitlement mentality maybe.  I think people will take away from this video what they want.  Landlord haters will see evil landlords putting stuff on the curb.  I thought it was a fair video though.

    I only use FB feed for family stuff so no, but not due to the content of the video.

    I had a tenant move out of a rental and sub-let to a family of illegal immigrants, and then pocketed their rent while also stopping making payments to me.  Then the sub-let people complained to me.  And I have no idea who these people are.  They were evicted though quickly.  Another wasn't my property but my grandmother's who had a tenant when her health failed and she had to move away to be near us.  Her tenants decided it was a great time to stop paying rent and got a year or two of free living because my parents were too busy with my grandmother to deal with the tenants.  Once they did start on evictions, the tenants produced a forged letter "from grandmother" saying they are allowed to live rent free for life.  Judge happened to be an amateur handwriting expert and pointed out the forgery immediately, but parents still had to pay for an actual handwriting expert.

      4. We screen pretty heavily and have B properties so (knock on wood) hasn't been an issue yet.

      5. It was interesting to some extent. You can't really see who she is so unless you knew the house and the person that lived there there's nothing that identifies her.

      6. Neither. Business is business. If it's come to the point of an eviction it's probably a long, long time since rent was paid.

      7. Don't have much of an opinion either way I guess. In my area evictions are rare because it's a really fast process, and if you have a security deposit most of the time they're booted before the deposit even expired on the last month.

      10. Not really, so far. Some were better or worse but all were pretty decent people, but we knew that from screening.

Me sitting down with tenants personally isn't a scale-able model, and special exceptions likely aren't either. Although on the surface, I might be able to develop a "fill-in" type repayment plan form. But beyond that, I wouldn't bother having any staff make decisions on exceptions, and it certainly won't be worth my time to personally attend to. At that point, everything will have to be proceduralized, essentially a flow-chart of computer-type logic of how every situation needs to be handled.

    4. Continued. Do you even want to grow your management portfolio to something larger than what a one man show can do. Why/Why not? At 80 units, I feel like I'm at a crossroads. This amount of units requires too much of a time commitment from me, yet too few to justify hiring additional staff. I have maintenance staff and a very part-time assistant, but much of the day-to-day is handled by me. As I'm sure you're aware, the only way for this to work is with VOLUME, which is my focus over the next quarter: I need to AT LEAST double my number of units managed, or if not I need to reduce size to only service my best clients and most profitable properties. I laugh when I read folks harping on their management company for charging 10%/mo - that barely covers my time returning a single call. If only they understood all of the overhead and liability I take on for that $60-$80/mo. Once I hit 150-ish, I'll probably use an answering service to take/direct calls until the volume necessitates a full-time person on staff.

How well do your instagram posts work compared to fb and youtube? I've read that instagram is close to beating out both for connecting with leads.
