Property Type and Price Range?

Hi all, I'm considering purchasing my first property and am having trouble deciding (a) which type of property to buy (i.e. owner occupied, investment, or both by way of a duplex) and (b) what kind of split between down payment and loan amount.

Would someone be willing to speak with me privately to walk through some of the factors, especially my personal finances?
