Would you rent to a stripper??

I'm going through a turnover on my SFH in Denver. The house will be rent ready in 2 weeks and so far the best application I've received is from a "independent contractor" working for a high end strip club. Everything on her application is well above my qualifications…background, credit score, rental history, no pets, income, etc. She provided very thorough documentation. Only thing I don't know is her stage name. Kidding!

Should I continue to be patient and hope for better applications to come in? Her IG profile is definitely not appropriate for my kids to see. I manage this rental myself so I’m not exactly sure how to handle this situation.

seems like that is a pretty recession proof tenant.. that would be a no brainier for us.. they check out that well.  compared to section 8 or marginal tenant

    Quote from @Greg M.:

    Of course not all black people & Jews are bad tenants. I’m not being discriminatory at all, I’m simply providing information on a forum and getting other people’s opinions on the situation. My question is, "What’s little Johnny across the street going to think when he sees my tenant outside wearing her yarmukle or kissing her black boyfriend (like in her IG pics)?

    Sorry to say but this is the precise reason why there's racial segregation in US related to housing.

    We just can't expect our neighbour to have the same value like us.

    @Devan W., yes, I would rent to a stripper. I would insist on electronic payment of rent, though, as I do not want what’s in those $1 bills. 😉

    @Devan W.

    In some areas you legally have to rent to the first qualified applicant. If you don’t it’s discrimination, you will pay the price.

    @Jim K.   beginning 2021 Colorado Landlords are no longer allowed to refuse tenant/applicants based on their source of income.  This was the legislatures way of trying to force landlords to accept section 8 tenants.

    They also passed some very important legislation preventing denial of tenant/applicants based on hair type or style.  I had no idea hair type or style was a problem...lol.

    @Devan W.  Years ago I leased an apartment to a stripper, it brought a lot of baggage and problems to the property which in turn caused issues with other tenants and neighbors.  See @Account Closed for a brief example.

    @Brian Markley

    Holy smokes, glad I don't live and operate in in Commirado...

    The stripper thing can go either way, I guess. Let's be honest, pornography, stripping, and sex work are marginal occupations in our society and they tend to have plenty of marginal types in them. It takes a lot of prudence, steady money, and force of will to follow the rules and respect the confines of society when you know the confines of society are often based on lies and prejudice and the only rule that matters to most is the golden rule: he who has the gold makes the rules.
