Would you rent to a stripper??

I'm going through a turnover on my SFH in Denver. The house will be rent ready in 2 weeks and so far the best application I've received is from a "independent contractor" working for a high end strip club. Everything on her application is well above my qualifications…background, credit score, rental history, no pets, income, etc. She provided very thorough documentation. Only thing I don't know is her stage name. Kidding!

Should I continue to be patient and hope for better applications to come in? Her IG profile is definitely not appropriate for my kids to see. I manage this rental myself so I’m not exactly sure how to handle this situation.

I have not read through all the responses but Iḿ not understanding what you mean by better applications. If she met all the rental criteria and has exceeded it, what is the beef? You personally dont like her job? What does her IG pics have to do with you or your  kids? If she has broken no laws and clearly fits and exceeds the standard criteria it seems illegal to deny them in my book. Ive had tenants with associations I may not be personally comfortable with but its business (and none of my business)  and I dont care unless itś illegal or racist.

@Mark Cruse So the boyfriend with face tattoos wouldn’t concern you? Even if he qualifies? Or the kids flipping off the camera in a Christmas photo (and mom being okay with it) wouldn’t concern you?
If the kids act inappropriately in a Christmas photo they will almost certainly act inappropriately in my rental…and mom will likely be okay with it.

Most of my rentals have been class d so itś critical to know how to screen and manage. You first alluded to having a problem with her profession. Now you are speaking on the way the boyfriend looks. Either of those considerations in my book are feckless approaches and could be deemed discriminatory, Myself being a Black 6 foot 200 pound plus male, people often determine I look like a drug dealer or pimp; never a business man. If the way they conduct themselves in IG concerns you thatś when viable  screening comes in. Check the references. Check the rental history. Verify how they conduct themselves in other situations. Check criminal history. To me, if someone has sense enough to have a high credit score and consistently pays rents and other bills over a sustained period of time they most likely have sense enough to not be the problems you seem to assume. I had a family deemed high risk trailor park biker types.  Their app indicated high risk and they were nowhere near to having those positive characteristics of yours. Its a long story but they convinced me to take a chance on them and have by far been the best tenants I´ve had in history.

    1. Would I want to live next to a stripper? No

    2. If I had a family with young children or teenagers, would I want to live next to a stripper? No

Are there other candidates that have good credit scores available. ? Yes

So no I would not rent to a stripper and hope for the best.

@Mark Cruse  This applicant might be perfect for your Class D rentals. I agree with you 100% that a thorough background check is needed. Which is why I’m posting to this forum asking for opinions. My house is in a Class A neighborhood with many families and small children. What’s little Johnny across the street going to think when he sees my tenant outside getting a tan on her boobies (like in her IG pics)? Or when her 5yr old flips off the nice elderly neighbor next door? It might be okay in a Class D neighborhood but would certainly cause issues in a Class A.

Of course not all strippers & people with face tattoos are bad tenants. I’m not being discriminatory at all, I’m simply providing information on a forum and getting other people’s opinions on the situation.

I never claimed to know verbatim the fair housing laws because I dont violate any of them. However, I am a senior investor who is very successful and what I do  know is you cannot refuse to rent to someone based on the way they fkin look. I assume you sum this all up to being woke or something but If you can show me where that is permitted then i will retract it. Again, have been in the game this long as a landlord and manger (decade plus) for a reason!!!!!

@Devan W. It appears your mind is made up but I gave you my summation. It appears you have adequate support and like minds here. However, I just feel it becomes a slippery slop when you personally determine what is moral and what class community certain people should be in. With this mentality i sincerely suggest you stick to Class A stuff and maybe challenge your thinking if you continue with that kind of ideology. Itś not far off from narratives of the past with statements like ¨those people will bring gangs, welfare and drugs and my neighbors wont like them.¨ You have people in here cheering that approach i guess but just be careful and walk that fine like with judgement. Best of luck!

Not sure why you are being aggressive. You seem to be saying in your post you do not want to rent to them because of their looks, thats discrimination. if that is not the case reword it. I have seen crazy BS lawsuits over the years over nothing, just a tenant screaming they have been discriminated when we all know its BS. But hey you still need to defend yourself.

    All the best

@Bob S. I am here to give professional advice and guidance based of my working knowledge and experience. Not sure why you called me aggressive when you pretty much told me I didnt know what the hell I was talking with fair housing. I gave my personal opinion and denying people based on the way they look is ugly.  Casting moral judgement based on your own personal assessment (as though you are in a position to do so) is ugly.  Determining what class neighborhood they should be in while ignoring all the qualifying criteria is bad business from my perspective. People can do what they want but this is my opinion. What if I said all maga people belong in class d. Just slippery to me. If they are denied I hope the next solicitation for housing the landlord keeps out personal bias and just follows background and facts.

Depends on the property. We have a large multifamily apartment building in an area that attracts the "ladies of the night" and let's just say it hasn't gone so well... However, in my personal opinion, if it's a high end strip club and all of her info checks out - I can't say I'd be against it. I'd just want to go check out her work and verify for myself... Kidding also :)

    Give her a shot!

@Bob S. I just reread. Maybe i got it mixed up. From the way Iḿ looking at it now it seems like you were telling Devan some of that could be discriminatory. If so it looks like we were saying the same thing. I assumed you were telling me that I didnt know the laws and denying someone on looks was cool. Not sure but if that was the case my bad and I appologize.

All in all, to ignore all qualifying criteria, assigning personal bias and denying someone based on the way they look is a violation. Ignoring a clear history of doing everything society suggests is right, then denying them based on a prejudiced assumption based on person opinion is a violation.  If this was appropriate, what would stop any landlord from saying ¨all those Hispanics look like illegal gang members that class A neighbors wont like¨?

These are the kinds of mindsets that lead to massive law suits and radical legislative actions. Itś mindsets like this that prompt jurisdictions to become hostile to landlords.

Of course not all black people & Jews are bad tenants. I’m not being discriminatory at all, I’m simply providing information on a forum and getting other people’s opinions on the situation. My question is, "What’s little Johnny across the street going to think when he sees my tenant outside wearing her yarmukle or kissing her black boyfriend (like in her IG pics)?

You clearly have a moral problem with her job. You should turn your units over to a PM as you're going to get sued one day. If source of income is a protected class in your area, it's very easy to say you violated the law. Also, since 99.9% of strippers are women, many places will bend the intent of the law to say that you are discriminating based on gender.

Worked long ago in the service industry in a waterfront tourist town which catered to an eclectic crowd. Many ‘dance’ clubs at all levels and everyone serving the tourists know each other and hung out casually trading stories. If we are gonna deal in stereotypes of professions the dancers are probably closest to musicians. Some are really together and have learned to manage their brand and life in a way that would make most of us envious. Others are drifting, short term thinkers and are carrying or attracting a lot of drama. One group significantly outnumbers the other but both are real.

Minus the usual drug problems, strippers make more money than 75% of the population. They don't have a problem paying rent.

There seems to be a lot of confusion in the comments about whether or not discriminating based on source of income is a type of unfair housing practice. It doesn't seem to be on the federal level, but as of the passing of Colorado bill HB20-1332 in 2020, it is in Colorado. Here is the actual  bill: https://leg.colorado.gov/bills...  It says: "A person is prohibited from refusing to rent, lease, show for rent or lease, or transmit an offer to rent or lease housing based on a person's source of income..." HOWEVER: "The restrictions do not apply to a landlord with 3 or fewer rental units. A landlord who owns 5 or fewer single family rental homes, and no more than 5 total rental units including any single family rental homes, is not required to accept federal housing choice vouchers for the single family homes."

That said, I have had really bad experiences renting to strippers before (inherited tenants who I ended up having to evict). They got home from work super late, often brought people home with them to party until sunrise, disturbed the neighbors, had drug dealers hanging out selling drugs and doing drugs, rotating cast of "room mates" and "boyfriends" staying there, lots of lies and lease violations etc. so in my experience they can cause problems (especially in multifamily situations unless the whole building has a similar culture, but also if it's a class A area they will likely bother the neighbors and police will become familiar with the property). I'm sure there are strippers out there who are perfect model tenants (pardon the pun), but probably a small number of them compared to the majority being a problem.

You can require her to provide proof of income of course, and most strippers aren't claiming all of their tips so her reported/legal income might not meet your minimum requirements. I would find a more qualified applicant personally, but do not reject her for source of income unless you have fewer than 3 rental units in which case the restrictions do not appear to apply to you.

@Devan W. I avoid ANY sense of instability I assess in potential tenants... Additionally, if I sense that we will not be a good "match", I go with my gut. The one time I didn't follow my own processes and standards, my negative gut feelings came to fruition. It ended up being very stressful and expensive.

I used to know a guy that, um, lived with one. She made insane money. Paying bills was not her problem. She took good care of her things, car, costumes, boa's, etc. She had other problems, but bills was not one of them. Check credit anyway, of course.

This post/answer is really the sample between a traditional approach vs ultra-liberal mindset in the wake of woke culture in America. Also different answer depending on gender relations. It's indeed a complex LOL.

Someone living in Oakland,CA would have a different answer from someone from Raleigh,CA.

I guess the OP already receives so many good answers. It's your call really LOL.
