I sold a house about a year ago and we manage it for the owner while we were rehabbing it the old owner that lost the house would come over and do some work like cut the grass pick up trash and it got to a point were we told him not to come around. Well we did not see him for a cpl of months moved the new tenants in and about a month later the tenant called complaining there was a racoon or something in the attic. We go up there with flash light and you will not beleive this the guy that lost the house had a bed, mini fridge, chair, electrical work, electric griddle, and a cat living up in the attic. I could not beleive what I was looking at we actually had to evict this guy from the property because of some BS mail that he had coming to the property.

We bought a 4 plex where one of the tenants was working at starbucks via day, and working at a gentleman club at night. She would bring guys home every night for some extra cash. So one bedroom was set up as a dungeon... I guess they could take home a souvenir photo for a few extra bucks... well when she left, on the floor were hundreds, and hundreds of Polaroid photos... We actually had to evict her as the neighbors were upset at all of the 'noises' late at night... any guesses what we brought to court as evidence of the on-goings? Anyway... somewhere in my attic I still have that trash bag...
The strangest thing I have found was Marijuana Plants growing in the back yard. Which raised the question, "Why did I have to evict him?" He should have been able to sell enough to pay the rent. :roll:
Just kidding, I was glad to get them out. This was one of those "throw the furniture in the street" evictions!
I was thinking of creating a new thread on this topic and saw it had been done before (very interesting results, too).
I think the spirit is about odd and weird items, more than your state's abandoned property rules or deposit offsets.....My examples are not nearly as risqué as some of these above..but people do leave odds things behind in the exodus...
My odd left behind items.......
) A machete (under a mattress of a unit I once rented partially furnished)
) A car window left in a bedroom.
) A brand new shower surround (unfortunately did not fit my units) left in the parking lot in the box (tenant paid to have it moved after we tried "free" on Craigslist a couple weeks).
Jewelery... Once, a $2500 appraised diamond & ruby ring, just recently a diamond & Opal ring
Full liquor cabinet
19" TV buried screen up in the yard, just below the sod with the cord sticking out (WTF?)
148 jugs of urine
Huge antique wardrobe (think Narnia here)
2-foot tall pyramid of used adult diapers, slung from the recliner surrounded by half-gallon brandy bottles; clogged toilet and double vanity sinks all pooped full to the brim; box spring with a fetal-position body-shaped impression left because of continual peeing the bed, enough so to rust out the metal springs in the shape of their body... All of this in the same house as the cash, sex toys, and ruby ring.
A bunch of things they didnt want to lose because they thought they werent getting evicted....until they did. including a 50 vizeo, 2 ps3s, 50 games, a 27inch hd computer monitor, and a bunch of tools including a manifold gauge, dewalt grinder, pipe wrenches, and random hand tools.
I had a tenant that cut his couch in half with a reciprocating saw. He said he couldn't get it out the door. I told him to take the door off the hinges and he said he didn't have a screw driver. I replied, "Then why do you have a reciprocating saw?" He left the couch in the middle of the room when they moved out. I am still trying to get the stink out of the place.
