I have been doing some research recently on property management software and I was curious to see what the BP community thought on the subject. From my initial finding's it seems that Tenant Cloud and Cozy are the main ones that landlords prefer to use.
I would like to hear your opinions on the pros/cons of both and which you prefer to use in your business.
(So far, I have come to the conclusion that both products have great user interface, however I believe Tenant Cloud has a leg up due to the ability to manage on the go from your smart phone.)

It is crazy cozy doesnt have an app or plan to have one. Having said that, the website is quite mobile friendly. I have saved their website as an icon on my phone (like an app icon) and I open it and can use the site very easily. Give this a try and I think u find it works okay.

I'm on the Tenant Cloud bus. It's a sophisticated platform, and I feel as though the software better keeps my data, is easier to wok with for my purposes.
I have used tenant cloud for years and love it. For 9.99 per month all my tenants can pay electronically for free and they have an instant payment option also included at no charge. So as soon as Tenant pays TCP sends me the rent and they wait for bank drafts to clear. It has application and portals to search for new tenants. I really like Tenant Cloud. I have never used Cozy though..
Thanks for the input Marques, one of the few fans of Tenant Cloud so far, haha.
The instant payment option is a big plus in my eyes, I know that Cozy does not offer that.
Have you ever had any difficulties with tenants using the platform? That seems to be one of the complaints that I have heard from other investors.

@Blaine Alger I have only had complaints about the application process. I simplified the process, less questions. Some answers didn't apply type stuff..That made it better. Other then that no complaints. Not all my tenants are on the platform as I don't require it for inherited tenants from purchases. Lots of great reports that can be ran on the data. Allows export to csv. I think I can remember some minor oddities in the user interface that I had to figure out but really I have been pleased.
I'm new here and have just signed up for a Tenantcloud account. So far not bad.
But I've been navigating the forum to find the answers I need. Do you think that the tenants would have any difficulties with the app? Most of them won't use the desktop version.

As many have mentioned I use Cozy as well and like it much more than Tenant Cloud. Tenant Cloud does provide many more features however the software is not as robust and crashes a lot.

@Blaine Alger yup! I find the Tellus app easy to use and it includes all the features you’ve outlined in your subsequent posts. It also has listings, free tenant screenings, tenant chat documentation, move in photo documentation, expense tracking, cash flow and p&l reports.
Most importantly it’s made my tenants all start paying on time which is a miracle! Haha
I use the notes and reminders feature too. For tracking basic things like the APN number for property taxes. Basically it’s become my notebook for anything rental related.
The multi user is very helpful if you manage with a spouse or family member. For example my mom can add a pic of a Home Depot receipt and I can see it from my side. It makes it a lot easier for us to stay in sync.

I signed up for Cozy to try it out the same time I tested TenantCloud, and while Cozy was nice, it wasn't as robust as I was looking for in a property management software. A couple features that TenantCloud offers that tipped me in their favor were: lease and notice templates with auto fill features, electronic signatures, extensive property and equipment detail, accounting feature and reporting, and a mobile app. Side note, they also have a podcast I've gotten value from and would recommend subscribing to.
