Interested in buying rental property for long distanced investing

I live in Hawaii, it’s a little expensive to start investing in real estate here. Was looking to invest long distance maybe in Wyoming or Arizona... somewhere in the states. Very inexperienced... not sure where to start... I contacted some realtors in Casper Wyoming and set up a meeting with a loan officer to see what I can work with.
