What zoning ordinances allow STR in the Gatlinburg/ Pigeon Forge areas? Am I correct in the assumption that anything other than R1-A and R-1 or Low Density Residential will allow STR? Specifically, do the Medium and High Density Residential areas allow for STR?

Inside the G-burg city limits you can't do R-1A. Inside Pigeon Forge city limits it's R1 that you can't do. Outside city limits you can do it just about anywhere unless the HOA prohibits it.

@Megan R. that’s only part of the equation in what I’ve been discovering.. get a good realtor. “Shiny object syndrome” is happening there in a major way. People are chasing bad deals.

When realtors are selling many of this self-owned property in An escalating market what does that tell you?
When homes aren’t appraising for the purchase price & buyers have to supplement their purchase with money from their own pocket what does that tell you?
When you speak to realtors and they tell you that prices people are paying and return on investment aren’t sustainable what does that tell you???
