    Has anybody ever invested in Ojai, CA? How is the Airbnb action there? Is there anywhere better?

    So do you mean literally where are the hottest spots for AirBnB or figuratively? Because if it’s the latter then my vote is for Destin Florida or Panama City Beach.

    Short term rental action. Not AirBNB action. :)

    Pretty much non resistant in Ojai.

  • Transient rentals, vacation rentals, and short term rentals are all
  • the same thing. It is the rental of a space for 30 days or less. This

    includes entire homes and a portion of a home.

  • Vacation rentals are not legal in residential zones.

  • Vacation rentals are not legal in village mixed use.

  • The moratorium on Conditional Use Permits for transient rentals in residential zones is still in effect.

  • There is not currently a method to register a Transient/Vacation Rental.

    Analyze locations you know. Bonus points if it’s a vacation market. 1 - needs to be within driving for a decent population. 2 - something in the area is drawing folks in. 3 - has to be properly regulated / zoned.

    There are no more short term rentals allowed in Ojai city limits. You can in certain areas of oak view, and maybe meiners oaks. Ojai connects to meiners oaks, Mira monte, and oak view. They did away with them a few years back and really pissed off a lot  of people here.

    @Michael Baum

    No I don't lol...yes, I do, lol....this is why there so much confusion within the STR market. The people who really, really, know, don't talk about it, because they want to protect their investments. I'm in the Tampa Florida market. One of the hottest markets around. I have tapped into a new area, of high grossing hidden gems. Anyway, it takes hours of research and calls to zoning offices, to get the real rules.

    Poconos, PA on the East Coast may be worth doing your own due-diligence on - 1 - Historically proven vacation market - 2 - Year-round attractions such as lakes/ski resorts/fishing/hunting/hiking/camping - 3 - Close proximity to NYC and PHL - 4 - local municipalities are dependent on tax & visitor revenue generated from the industry, so albeit regulations are due to come, vacation rentals are not going away.

    I agree. For me, it's where were people taking trips before covid stir crazy, during all economies, and the local economy enjoys the people coming in. Bias too because we own one and love vacationing along the Emerald Coast. Looking for another very soon!
