I don't have experience here. But you can hop on Airbnb/VRBO and take a look at listings in the neighborhood. Find the ones with a ton of good reviews and see what they are doing, what sets them apart. Sometimes I even message the host to speak with them directly. Sometimes you get ignored, sometimes you get someone who likes to talk STR and are happy to help.
