Looking for "Boots on the Ground" Hollywood Florida Area

Are there any "Boots on the Ground" type property management companies in the Greater Miami area, specifically Hollywood, Florida? Most property managers want to be super full-service and charge you 20% - Are there any other alternatives out there? Is anyone currently making it work without a property manager?

It sounds like you just need to find a cleaning crew and a handy man and cut out the property management all together.

It depends if you're doing annual leases or STRs. The going rate for annual leases are around 10% in this area and 20% for STR.

STRs and yeah I'm seeing 20% everywhere... Looking for something less expensive as I can handle everything except house cleaning and maintenance.

Exactly what @Adam Schooley said there @Michael Weir. If you are handling everything but the cleaning and maintenance, then get yourself a great cleaner who will not only clean but also keep an eye on things. Get a handy person in the wings ready for anything the cleaner might find or guests ask to get repaired.
Setup bi annual maintenance of the hard systems (furnace, AC etc) along with weekly pool (if you have a pool) etc. Keeping up on those things will keep the need for handyman visits to a minimum.
No reason to get a PM, you can do it yourself.

Hello Michael im currently renovating a triplex on 18th and Monroe St. There are some contact to share and also at one point i did STR on a SFH here. Glad to help!

You should look on nextdoor.com if you have that in the area. I call it "Facebook for nosy neighbors", but it's a great place to get local people recommending local people. ALL types of vendors!

PS: You need TWO cleaners in rotation at any one time. When the first one quits/no-shows/"goes crazy", you will have a backkup. Then immediately get another backup. TRUST. (9 years self-managing experience talking here!)
