New STR Owner in Angel Fire, NM - Thoughts?

Hi Everyone,

I just bought a 4-3 SFR STR in Angel Fire, New Mexico and I'm looking for general guidance on the area. How have your STR's done there? Is the summer demand picking up since they're establishing themselves as a world-class bike park? I've done research to determine average rates, occupancy, seasonal demand, and talked with a couple of locals who are in real estate. I'm a lender, so I secured financing at an ugly rate with hopes to refinance in the next 12-24 months. Cash flow is going to be very tight until then, so anxious to see how things play out. Just looking for some advice/guidance from those who have invested in the area.

Sounds like you’ve done all your homework and knew what your were getting into, you’re just a little scared. No worries. You already signed papers so don’t look back. Only look forward and get it booked!
