Guys,
I have a couple long term rentals and was interested in maybe diversifing into a vacation rental next. I don't have any interest in managing it myself. I currently work with an excellent property manager that focuses on investors. Do you guys have any recommendations for a full service property manager that not only manages property but also assists in locating potential vacation rentals in that area?
Property Managers in the Pigeon Forge Gatlinburg area charge 40%. 30% if you're lucky. If you don't self manage you wont make money. Self managing is easy! I do it with 5 cabins and I have a day job. Nothing to it!

Ken, tell me where your properties are located and I’ll discuss with you the possibilities of me helping you. I own and self manage 4 properties and have been successful at doing it for several years now. After vetting several companies, I let a reputable company manage for me and it didn’t take me long to realizes they were taking far too much of my money. After taking over my management, it took some time, but I have found established, reputable people for cleaning, maintenance, etc., who answer their phone and get things done when I call them. That is the challenge of self management The is a huge obstacle to overcome. I have been looking for a couple more properties to manage and am currently turning down vacation renters because of iur properties being booked.
