Do you have any "Disclosures" in your STR description?

I keep a fresh ad on Craigs List every day.  Here is the disclosure I put at the bottom of the ad:

New for 2020. All houses have indoor plumbing and an outdoor cat*.
Feel free to take outdoor cat* home with you when your work is done
here. Really, I mean it. Take the cat* with you.

DISCLOSURE:
*Outdoor cat may be substituted by stray dog, rabbit, squirrel, flock of pigeons, coyote**, bobcat** or fox**.
Coyote**, bobcat** or fox** only at apartments, not at houses. Good luck taking one of these home with you.

What do you think?  I've taken people to houses after they read the ad.  Sometimes there is a cat in the yard or on the porch and they point at it and say "Hey! There's the outdoor cat!"

Replied

My VRBO listing has a 3 or 4 page rental agreement that they electronically agree to when they rent.
