Fort Walton Beach local- looking to build my portfolio.

Good Morning All,

Newcomer here! Looking to invest in my first property and build a portfolio, hopefully in the panhandle. Buy and hold, open to light rehab, multi-famil,and single family homes that need limited renovations. Looking to make connections with investors interested in making passive income as my goal is to invest with OPM.  Also, looking to connect with brokers in the local area. Will invest in other locations if the deals makes sense. I look forward to network and all the great information this forum will provide.

Hi Candace, welcome to BiggerPockets! This is surely the best place to start networking and learning. I always recommend the book “Rich dad, Poor dad” by Robert T. Kiyosaki to anyone starting out. Start listening to the BiggerPockets podcast starting at the very beginning. Start growing your network, look on Facebook/BiggerPockets for different events, find a mentor doing what you want to do, and get to know the local lenders/brokers. 

As for opportunity areas, this will depend on what you're after:

Looking for cashflow? Look into Cleveland, its got good cashflow potential with appreciation happening as well.
Looking for appreciation? Come to Columbus, there are still 1% deals, but the more attractive part is the population growth and other economic drivers!
