 Hi everyone,

I’m looking to come into a large sum of money soon so I’ve been using bigger pockets to educate myself to make few purchases on out of state rentals later this year!

I'm open to single family or multi family long term hold. If I had a strong local team I'm considering the BRRRR method but considering I'm so far away I would really need a solid team.

    Hey Jihan,

If long distance investing interests you I think Columbus, Ohio is a great market to consider. I moved here from Florida after seeing the projected growth. Multiple, billion dollar companies are investing substantial amounts of money into our area, such as Intel, Google, and Amazon. Which in turn will bring plenty of other investors and general business to the area.

Good luck @Jihan Lee! I would also recommend attending a couple of in person meetups so you can increase your chances of learning more from others.

Hi Jihan, welcome to BiggerPockets! It's great to hear that you're interested to learn about out-of-state investing. For starters, I recommend that you identify your investment strategy, choose a market that aligns with it, and establish your Core 4.

The main challenge I observed is that individuals often lack a clear end goal or strategy, or they select a market that doesn't align with their chosen strategy. If you wish to know more, feel free to connect. All the best!

Welcome to BiggerPockets. Your approach sounds fine. What is your current home market? I'm in Longmont and am curious how/why you landed on that as one of your options. It's not a bad choice as northern Colorado is in a state of steady population growth. Longmont is probably the "cheapest" option in Boulder County.

What does your buy box look and what are your overall goals with your inheritance?

I currently reside in Manhattan. I chose Longmont because like you said Northern Colorado is a growing market but also because of all the nature around it. I’m originally from Portland Oregon and loved how each season had an outdoor activity. Also Longmont is a bit more affordable and a bunch of new construction coming to the market.

My buy box is 2-3 bed with 2.5 bath. Anywhere from 1000-1400 square feet.

Hey Jihan, former New Yorker here (Queens, NY).

What are you looking for exactly out of state?

If you're looking for an investor-friendly state, a low barrier to entry, and cash flow I would recommend checking out Cleveland, OH.

I moved from NY to OH because of the market and the opportunities it presented.

I’m looking for investor friendly state. Doesn’t need to cash flows immediately but looking for a good balance between cash flow and appreciation. I totally understand that cash flow might now happen for a few years.

Hey Jihan, welcome to BiggerPockets! You're in the right place to learn about real estate investing. I have been actively buying single family value add rental properties in Columbus, Ohio for the past 2 years. Although I prefer multi-family because it cash flows better. Make sure you are not over-leveraged and have reserves in the bank. If you do that for a while you end up a millionaire pretty quickly. Let me know how I can help.

Ohio and the midwest are great markets to look into for out of state investing. Columbus, Dayton, and Cleveland are great markets to be in!

I would like a nice balance of both! Before I was into turnkey but now I’m thinking, if I have the team, why not BRRRR. I’ll be looking at properties under 200k.

Jihan cash is always going to be king for real estate. I recommend looking in the Midwest in the IN and OH markets to re-invest your money into cash flowing assets.

I work with a ton of clientele from NY who love buying investment properties in the Columbus market for the growth and appreciation. Always happy to share resources and hop on a call to share my journey in real estate.
