Introducing myself as a "new" member, though more like newly active member to the community. Looking for cash flowing single family homes in the Portland, Beaverton, Newberg, Salem areas of Oregon. Currently have two long term rentals and looking to slowly and deliberately scale in a disciplined way.

    Cash-flowing SFR's are tough to find in this interest rate environment without value-add rehab work or a large down payment. Are you looking at long-term rentals only?

    Cash-flowing SFR's are tough to find in this interest rate environment without value-add rehab work or a large down payment. Are you looking at long-term rentals only?

     Thank you, Chris! Appreciate the context. Currently, only looking at long-term rentals. Likely because we've had reasonable success so far with that strategy, and woud like to stay consistent and keep adding to it. Certainly open to other ideas and strategies, it would just require additional diligence from my end given my level of comfort and expertise would be lacking in other areas. Thanks!

    I agree with building upon a successful strategy, rather than stepping too far out of your comfort zone early on. With interest rates and inventory where they are on-market, you're likely to have too much competition to win a good deal off of the MLS. Either finding off-market properties, taking on a rehab project, or looking at STR/MTR are going to be needed to get a foothold in this market. @Lawrence Potts knows the area well and can speak to the availability of properties and what kind of strategy might best fit your skillset and goals.

    Hi Daniel, nice to meet you. I'm happy to see more and more investors from the Portland area becoming active on BiggerPockets. Currently, I own two short-term rentals, one in central Oregon and another on the Oregon coast. My next goal is to venture into long-term rentals. I'm happy to connect and share strategies!

    Are there any BP meet up groups in the Portland area?  I’ve just joined NW REIA yet often can’t make the meetings due to my schedule.  Would love to connect up with some BP members locally!

It looks like there are some Portland REI meetup events that happen in and around the area that are run by Chris Merz.     @Daniel Lee Investor Lab PDX in Portland or Yamhill County is a great meetup! Word of advice: I would avoid any meetups run by Chris Merz. Very slimy realtor here locally with a poor reputation.
