Looking to buy our first investment through house hacking

Just found bigger pockets and am working through the first 4 steps. I am hoping to learn a lot and find local real estate investors.

My hometown in Mifflinburg, PA. Already have the deal located, now researching financing. Not really sure how to enter this area of conversation with the people who have already reached out.
