Hello everyone, I am a new investor who has recently just purchased my first rental property and I am excited to connect with the bigger pockets community. I am in the Baltimore/Washington area. I love the real estate rookie podcast and I am always looking to connect and learn from new people. I look forward to interacting with everyone!

Hello Juan! That's very exciting that you have made your first purchase. Would you mind sharing a little info on this purchase? Is it a single family? How many bedrooms? What does it rent for? What was the tenant selection process like?

    Hey Carini!

Yes I am very excited to get started! I am still very early in the buying process. My offer just got accepted last week from the seller and I do not close until the end of next month.
The property is a duplex with 1 bedroom and 1 bathroom in one unit and 3 bedrooms and 2 bathrooms in the second unit. I have not done the screening process yet as I just got my offer accepted a few days ago. I plan screen my own tenants with the help of my cousin who has experience doing this. The comps in the area rent from $1,150 - $1,400 for the 1 bedroom and between $1,850 - $2,200 for the 3 bedroom. I will keep you updated on how this process goes along. Thanks for reaching out!

    Hey @Juan Brown!

Congrats on your first rental—that’s a huge milestone! The BiggerPockets community is an awesome place to learn and connect, and it’s great to hear you’re a fan of the Real Estate Rookie podcast too. Since you’re in the Baltimore/Washington area, are you planning to invest locally or looking at out-of-state markets for better cash flow? I work with investors in Memphis, where properties are still affordable, and rental demand is strong. Either way, excited to connect and swap insights as you grow your portfolio. Looking forward to seeing where your investing journey takes you!

Congrats! I am in Northern Virginia so not far away!  I also love that podcast.  If you ever have questions about things in this part of the DMV, I am here!

Juan, welcome. Congrats on your first rental property. Did you purchase it in Baltimore. We have a smaller 40 unit portfolio in Baltimore City if you need help connecting with anyone local.
